Realtors from both Nothnagle (now Howard Hanna), RE/MAX and even many home owners came to us looking to have their homes decorated/ staged to be put on the market. We decided it would be a smart idea to invest in some furniture that we could use to make houses look more updated and cleaner. From then on we have been home staging in Rochester and have been able to help sell over 200 homes. Yes, you may be wondering “What exactly do home stagers even do?”
Why Should You Stage Your Home?
Have you ever walked into a home that’s messy, unappealing and so cluttered that its impossible to see anything? Staging focuses on the 5 senses and makes sure that your house is at its full potential. Purchasing a home is a large investment, so showing people what a house looks like at its full potential while giving it a very “home” feel is very important.
Stimulus Overload
Staging helps with stimulus overload and making sure buyers can focus on the property instead of being distracted by the mess that an unstaged home might have. A home may have a ton of customized features for the family. The rooms may be all different colors and filled with toys and very worn furniture. A buyer may come in and see a messy house and think this might not be for me. As much as you love the customized features of a home and the memories that the worn out furniture and toys have, will a buyer feel the same way?
Large Investment
Selling or buying a property is one of the biggest investments people make in their life. A home is a product just like any other. It must be visually appealing, smell great and also offer the home owner confidence that they are making the best decision on the market.
The Product
Think about going into a store and seeing two of the exact same product. One of the products has a broken package while the other looks brand new and looks like the store just put it in stock. Would you purchase the one that looks brand new or the one that has a damaged packaged. The damaged package will most likely be marked down in the future, if not already. Buying a home is the same way. Think of the home being a package and making sure your home looks “new” and updated is very important and will give the buyer a higher perception and price value on your property.
The Entrance
A huge factor we take into account when staging is the entrance of your home. When you first step in the door and see the interior of the home for the first time do you get a “I could live here” feel. Staging uses design and conceptualization techniques that will give potential buyers that “I could live here” feel.
